The custom design for the Get Social campaign was used to promote a new Facebook page for a well-established apartment community after new ownership takeover.

This particular community was a low-income market and had not previously engaged heavily with any digital communication. Email promotion for the new Facebook page had failed to get engagement (low open, low click through). Print collateral marketing was used to promote the Facebook page to enable community building and engagement in a digital space.

This campaign focused on the simple benefits of getting engaged. By using bold fonts and an easily recognizable clipart, the flyer successfully piqued the interest of the audience and allowed them to instantly interact with the QR code to link.

The custom design for the Meet & Mingle Event campaign was used to promote an in-person event introducing a new management team to the residents after a takeover for new owners.

In-person events are still a large part of building a community in the multifamily (apartment rentals) business. In particular, these events are used to foster goodwill between the management staff and residents.

This is especially true after a new ownership takeover where the staff is brand new. The team must build trust and inspire confidence in the residents to reduce turnover.

This campaign had two variations of print flyers — one to post in common areas and amenities around the community, and the other to deliver directly to resident doors.

The design was adapted for additional content used in social media and various digital channels.

Posts were designed for Instagram to swipe in a carousel format. Additionally, stories were adapted to showcase all the catered food and drink options (because why else are we going to a party, amirite!?).

The custom design for the Anchors Aweigh campaign was used to promote a sales event for boat slips in a well-established community.

Targeting current residents in the community, this print collateral flyer was used to promote a discounted rental rate for boat slips in the community. This cool amenity was underutilized and needed an elegant tool to call attention to the sense of adventure one gets by tying down a boat just a few steps from their apartment.

This campaign had two variations to test the efficacy of the brief messaging. The results were inconclusive with respondents bringing in statistically similar numbers for both versions.

An interesting thing I learned in this process was that “aweigh” is the proper spelling of this phrase (after I assumed it was “anchors away”).

The custom design for the Within Reach campaign was used to promote a sales event introducing refurbished apartments in a well-established community.

While shopping for apartments is not exactly the same as buying a house, there is still a high demand for in-person presentations. Print collateral marketing, such as sales flyers, are often used as sales enablement tools to close deals and promote limited-time offers.

This campaign focused on evoking the feeling of living in spaces of elegance and style. The audience could get a true sense of the upgrades by seeing the photography of refurbished interiors, the list of amenities, and the descriptive copy. The flyer was effective in sales presentations and replicated in various communities in the portfolio.

The custom design for the Meet & Greet Event campaign was used to promote an in-person event introducing a new management team member to the residents of an apartment community.
In-person events are still a large part of building a community in the multifamily (apartment rentals) business. While digital and social channels are still crucial for distribution, multifamily is still very much a “belly-to-belly” or in-person vibe, and marketing must reflect that reality.

In this environment, the primary use for print marketing is flyers for in-person events — most print collateral for sales advertising has migrated to digital-only. These print flyers are posted in highly visible, high-traffic community areas, amenities, and office locations.

The design was adapted for additional content used in social media and various digital channels. We don’t post flyers on social! 🤣
